San Antonio Home Inspections and Inspectors

Most buyers understand that they can and should ask for an inspection by a licensed home inspector.  And, they usually realize that they should receive a detailed report of that inspection.  But, they don't typically know what the scope of that inspection should be, when it (or they) should be accomplished and how to be sure that any requested repairs are actually accomplished to their satisfaction before closing.  Licensed San Antonio Inspectors usually accomplish that task, but often, vendors such as roofers or air conditioning specialists are also invited as needed

Existing home inspections should be conducted by licensed San Antonio Texas inspectors:

  • Prior to making an offer on a home.  This could apply for properties that are obviously in poor condition in order to determine whether to actually make an offer.
  • After having an offer accepted.  San Antonio, Texas real estate contracts provide that a purchaser who has agreed in writing to purchase a home, has the unrestricted right to withdraw from a purchase within an agreed to number of days, for any reason.  Usually, a buyer obtains a licensed San Antonio Inspector's services during this period, and, subject to the results of that inspection, either continue with the purchase without seller repairs, terminate the agreement to purchase or negotiate with the seller for certain repairs identified by the buyer's inspector.
  • When repairs are completed.  This is occasionally done when the seller fails to adequately document repairs that have been agreed to.
  • Upon final walk thru prior to closing. This is rarely done when an earlier determination of the adequacy of repairs can't be clarified earlier. 

New home inspections should also be conducted by licensed San Antonio, TX inspectors:

  • For a home that is partially or completely built, at the earliest stage of construction possible after buyer agrees to purchase.
  • Upon the builder's completion of frame, plumbing and electrical work, but before application of sheet rock.
  • When the builder schedules a preliminary final walk thru with the buyer.
  • Upon the builder's announcement that repairs, above, have been done if the deficiencies are extensive or too technical to be determined to be satisfactory.

Inspections protect you and your future property from sellers and builders who aren't as honest as they might seem or simply aren't aware of home's faults.. By using a San Antonio Licensed Home Inspector, you are able to provide sellers and builders with reliable documentation as to what must be done to meet your expectations or negotiate a solution satisfactory to you prior to closing. 

Of course, there is a fee for almost all inspections and re-inspections, so the decision about the scope of inspections shouldn't be taken lightly since there is a fee for each inspection, depending upon its scope.

Every closing is different than the last. There are no absolutes. However, good common sense will prevail over the most serious obstacles.
