The Duty of a San Antonio Buyer's Agent
A buyer's agent owes the following duties to a buyer:
OBEDIENCE, DISCLOSURE, REASONABLE CARE, DILIGENCE, LOYALTY, CONFIDENTIALITY & ACCOUNTABILITY.
These duties are defined by law and by the REALTOR® Code of Ethics .
THAT'S THE LEGAL DEFINITION, but what does a San Antonio buyer's agent actually do for the home buyer? Like any other San Antonio Realtor, a buyer's agent will show available homes, point out property features, compare San Antonio neighborhoods, provide financing information, be sure that you are treated fairly and honestly, submit offers and a host of other administrative services.
BUT, THAT IS JUST THE BEGINNING: As your representatives, we will share our experience regarding:
- Whether the seller would accept a lower price, if known.
- The seller's reason for selling and timetable, if known.
- How long the home has been on the market.
- What comparable homes of similar age, square footage and builder recently sold for in the San Antonio neighborhood.
- Strengths and weaknesses of the property, neighborhoods, traffic linkages, schools.
